Ken entered the real estate profession in 1974 as a NJ Licensed sales person. In 1978, Ken obtained his real estate broker’s license. In 1977 he was appointed Office Manager for the Woodbury based company he had worked for. In 1981 he purchased the real estate firm. It had a sales staff of 20 licensed real estate agents. In 1984 he opened a second residential sales and marketing office.
In 1987, he opened a third office to handle commercial/development and marketing. By 1990 the sales staff had grown from the initial 20 agents to over 140 agents. In 1993 he had sold the company and became a real estate consultant for a large non-profit corporation. In February 2000, he and Wanda Lee Budd (as of 2004, McIlvaine) had started Budd Realty, Inc. with just himself and Wanda as the sales staff. Today, the sales staff has expanded to over 35 licensed agents and is still growing.
Residential Home Construction and Land Development:
In 1984 Ken began a new home building corporation. From 1984 to 1992 the company had constructed over 175 homes in the greater Gloucester County real estate market. Home sizes ranged from just 900 square feet to over 4,000 square feet. Three new home communities had been developed.
Real Estate Appraising:
In 1992, during the time the federal and state governments began mandating real estate appraisers become licensed and certified, Ken completed all of the required appraising courses and obtained his certification as a New Jersey State Certified Residential Real Estate Appraiser (SCRREA). In addition to his residential appraising work he had completed over 1,500 hours in commercial real property appraisals.
Real Estate Consulting:
In 1994 Ken was appointed the only real estate consultant for a large non-profit organization handling its real estate assets in all six southern counties of New Jersey (Camden, Gloucester, Salem, Atlantic, Cumberland and Cape May Counties). Presently, he continues his consulting work for that same organization, as well as several others.

City of Woodbury Historic Preservation Commission – Woodbury, NJ
The City of Woodbury established a historic district in 1977 to better preserve the unique character of our community. In addition to preserving our rich cultural and architectural heritage for future generations, the maintenance and rehabilitation of buildings in historic districts have positive effects on the community including the stabilization of neighborhoods, retention of or increased property values, and the creation of civic pride. Ken is presently a Class A Member and has been sitting on the Commission since 2009.
Woodbury Rotary Club - Woodbury, NJ
Ken has been a member of the Woodbury Rotary Club since October 2009. He was Bulletin Editor from 2009 to 2012, Vice President 2011, President Elect 2012 and President in 2013. He has received Rotarian of the Quarter 2010 and Rotarian of the Year for 2012. He has been a member of the Board of Directors from 2009 to 2015. He is a Trustee of Woodbury Rotary 2013. Ken has also received the Paul Harris Fellow Award in 2013.
NJDOT CAC – Former Member
The Community Advisory Committee (CAC) is an important component of the public involvement effort for the I-295/I-76/Route 42 Direct Connection project. The CAC consists of more than 40 community representatives including local elected officials, residents, transportation agency officials, and representatives from senior citizens associations, minority groups, school districts, business development organizations, environmental groups, religious and civic groups, and other stakeholder organizations. During the course of the I-295/I-76/Route 42 Direct Connection project the CAC has gathered input from community representatives to assist in the development of a project that improves safety and mobility at and around the I-295/I-76/Route 42 Interchange while supporting the objectives of local communities with respect to economic development and quality of life issues while preserving local environmental, cultural and historic resources.
Holy Angels Parish – Woodbury, NJ
Ken has been an active member of the Roman Catholic Church of Holy Angels Parish located in Woodbury, NJ. He has been a volunteer and has contributed time and support for many of the Parish’s missions.
United States Air Force – Vietnam Era
Ken served in the USAF as a Security Police Officer during the Vietnam conflict. He was stationed at Sheppard Air Force Base (Wichita Falls, TX), Lackland Air Force Base (San Antonio, TX) and Howard Air Force Base (Panama Canal). He received an honorable discharge in 1974.
